Documents to sign

  • Listing agreement — authorizes Mazier Realty to market and sell the property, and sets the term and terms of representation.
  • Agency disclosure — acknowledges how we represent you. Read the explainer →
  • Seller's property disclosure — your written account of the property's known condition. Form (PDF)
  • Lead-based paint disclosure — required for homes built before 1978. Form (PDF)

Information to gather

  • Title & mortgage — current payoff estimate, lender contact, and any liens or judgments against the property.
  • Survey & plot plan — a recent survey speeds title work; dig up what you have.
  • HOA / condo documents — bylaws, dues, reserve/financials, and any special assessments, if applicable.
  • Utility & cost history — Entergy and Sewerage & Water Board (SWBNO) averages, plus flood-insurance details.
  • Improvements & permits — receipts, warranties, and permits for renovations or major repairs.
  • Home details — year built, square footage, beds/baths, parking, and standout features for the listing.

Access & logistics

  • Keys & entry — spare keys, gate/garage codes, and alarm instructions for the lockbox.
  • Showing preferences — how much notice you need and any blackout times.
  • Occupancy plan — whether the home is occupied, vacant, or tenant-occupied (and lease terms if so).
  • Pets & parking — anything an agent or buyer should know before walking through.
